  • 5 Things to Consider Before Buying an Apartment in Hyderabad
Aug 21, 2017

The house that you are planning to buy is going to be your home. A home, which will hold all your memories and nurture you as you walk through the ups and downs of life. So, before you invest in your dream home, we recommend that you carefully consider the following 5 factors and make an informed decision about apartments in Hyderabad:

  1. Is the Project, Government Approved?

Before you zero down on an apartment, ask the developer for the government approved documents including the clearance and occupancy certificates. If it seems too much of a hassle or if you are a first time home buyer you can always take legal aid to clear all your confusion.

  1. How Reputed is the Builder?

Researching on the builder is a must. NEVER compromise on the builder’s reputation. Go through the builder’s previous projects, read the customer reviews and only then finalize your purchase. In a huge city like Hyderabad, builders might try to fool you, but there is nothing to worry about as long as you have done your homework.

  1. How Well Developed is the Project Location?

Here are a few questions you need to ask yourself before you go ahead and buy a home: Is the apartment complex located near to hospitals, grocery stores, schools, ATM’s? Is there ample public transport available from there? Is it well-connected to the city?  Your apartment doesn’t have to be right on the main road but you need to consider the development of the area you are buying the apartment in since you are going to spend years living in that house.

  1. What are the Amenities provided by the Builder?

Before you purchase an apartment, meticulously list down the amenities (both basic and luxury) that the builder is promising to provide you with. See if it matches your requirements and the price you are being charged for the apartment.  Before finalizing on any deal visit the property site and check if the facilities are actually being provided by the builder or if he is only making baseless claims to lure you in.

  1. What is the Actual Area of the Apartment You are Buying?

To help you understand what it means when the area of an apartment is mentioned we have defined the different kinds of areas related to an apartment:

  • Carpet Area: This is the actual area of your apartment
  • Built-up Area: This is the total area occupied by your carpet area (the area confined by the four walls) and the area occupied by the apartment walls
  • Super Built-up Area: This is the sum of the carpet area, built-up area and the proportionate of the common areas of the residential complex

Usually, the price that is mentioned, is of the land per square feet is on the basis of the super built-up area.
